My wife worked in mortgages for years and eventually became a wholesaler for A and B products.  While there are many good brokers out there there are just as many in it for a quick buck.  They don't care about treating people right because they don't intend to service them next time around.

Oh, and if your mortgage guy looks just like the kid who sold you a cell phone last month... he probably is.

Sidenote:  I realize we're talking about poor, uneducated people here but how on earth did they think they could afford a $720K house on $83K per year*?

I mean, at some point don't you have to cop on to the basic math?

* Assuming there's work year round which the article and common sense suggests is not likely.

We qualified for twice as much house as we purchased.  Had we gone for the complete amount we would be so house poor.

I'm actually disgusted at the levels of credit for which my wife and I qualify. (At what point, by the way, should lenders be held responsible for their reckless lending practices?)

I think people anymore have confused "we have just barely enough money to fulfill all our monthly obligations" with "we live within our means."

The system is funky to start with.

For instance, until the actual lender employs an appraiser in the first place instead of an invested broker it will always have an easier way to go wrong.

We are in the business and responsibility starts with us (not legally but morally).  In the many years in the frame we have only had one client foreclosed upon and that was simply because she stopped paying the mortgage because she wanted to spend her money on something else.   Smoking

Walfredo, how long have you had the mortgage now?  We might be able to get you a better rate if you want us to look at it.
